How to read these numbers
Each figure is the monthly principal and interest payment on the amount you borrow — not the price of the house. A buyer purchasing a $375,000 home with 20% down borrows $300,000, so the $300,000 row is the one that applies to them.
Property taxes, homeowner insurance, PMI and HOA dues are added on top and depend on where you buy rather than on the size of the loan. Open any amount below for a full table of payments across rates from 5% to 8%, the total interest each term costs, and the income the 28% rule implies — or use the full mortgage calculator to add taxes and insurance to your own figures.
Rates move every week. The payments here follow the Freddie Mac Primary Mortgage Market Survey, and the current rates page tracks how they are moving in your state.
